• Prepare and issue payoff statements.
• Remind borrowers of balloons and special payments called for in the loan documents.
• Collect and hold tax and insurance impounds and make payments when they are due.
• Make payments on underlying debts if required.
• Securely hold original documents.
• Furnish loan payment coupons to the borrower.
• Report credit on borrower's authorization.
• Mail late notices with follow-up phone calls if accounts become delinquent.
• Mail detailed activity reports to borrower and seller at year end or upon request.
• Prepare and file the required 1099 and 1098 reports to the IRS, borrower and seller.
